Submitting Offers

All Contracts should be submitted in Type written format for legal purposes.  Illegible, handwritten contracts will not be accepted. All Offers MUST include a copy of EM and proof of funds/pre-approval letter for Seller's Consideration. THE SELLER IS EXEMPT FROM DISCLOSURE per Texas Property Code.  There is no Seller's Disclosure on file. Most Lenders allow for a 7 day inspection period.   Please be patient.  Allow 48-72 hours for the Seller to respond during business hours. Upon accepted offer, EM funds must be DELIVERED to the listing agent in the form of certified funds. NO EXCEPTIONS. There WILL BE a penalty charged to the Buyer if the transaction is not closed in a timely manner. The per diem is $100.  This means the lender needs to be held accountable for the TIMELY processing of their LOAN. The Buyers agent is responsible for sending the executed contract to: The Buyer's Lender, Inspector, Appraiser and ANY other party that will need the copy to complete thier documents. Lender documents and instructions MUST be at the title company 48-72 hours PRIOR to closing for the property to close by the contract close date.  The Seller has at least 72 HOURs to approve the HUD.  Keys are released upon CLOSING AND FUNDING.
